Iowa Time of Transfer Sellers · Buyers · Realtors Family Owned · Since 1992
Overview

Failed The Inspection? We Handle The Fix.

Iowa law requires every home or building served by a septic system to have that system inspected before it is sold or the deed is transferred. The law has been in effect since July 1, 2009, and the inspection must be done by an inspector certified by the Iowa DNR.

If the inspection finds the system is deficient, it has to be repaired or replaced, and the county environmental health department reviews the report. That's where we come in. We work with sellers, buyers, and their realtors to get the repair or new system designed, permitted, installed, and signed off.

We bring the septic know-how and work with a local engineer on the design, then coordinate with the county health department so the paperwork and the work line up with your closing.

We don't do the inspection itself. If you still need one, we can line up a DNR-certified Time of Transfer inspector.

FAQ

Common Questions

Is a septic inspection required to sell a house in Iowa?

Yes. Iowa law requires a Time of Transfer inspection of the septic system before a home or building served by a septic system is sold or the deed is transferred. It must be done by an inspector certified by the Iowa DNR.

How long is a Time of Transfer inspection good for?

Under Iowa's rules, an inspection is valid for two years for any ownership transfers during that period.

What happens if my septic fails the Time of Transfer inspection?

The system has to be repaired or replaced to the county's requirements. We give you a written price, coordinate the design and permit, do the work, and get the county's final inspection.

What if it's winter and the ground is frozen?

When weather prevents the inspection, Iowa rules let the buyer sign a binding agreement with the county board of health to have it done as soon as practical and to make any required fixes. Call us to talk timing for the repair work.

Do you pump septic tanks?

No. We are not a pumping service. When a job needs a tank pumped, we coordinate with a local pumper.
